তাই, বাড়িটি যেন হয় মজবুত, টেকসই, পরিবেশ বান্ধব সেইদিকে নজর রাখতে হবে। আর এইসব বিষয়গুলো নিশ্চিত করে বাড়ি তৈরির ক্ষেত্রে আপনাকে বেশ কিছু বিষয় বিবেচনায় আনা উচিত। নিচে তাই আলোচনা করা ।

১। সুন্দর বাড়ি তৈরিতে যেমন একজন স্থপতি দরকার তেমনি মজবুত কাঠামো নির্মাণে সিভিল ইঞ্জিনিয়ার অথবা স্ট্রাকচারাল ইঞ্জিনিয়ার প্রয়োজন। যিনি আপনার বাড়ির ভিত্তি (ফাউন্ডেশান), রড, সিমেন্টের সুষম ডিজাইন করে দিবেন। যা বাড়িকে ভূমিকম্প, ঝড় থেকে সুরক্ষা দিবে। এরা আপনার বাড়ির ডাক্তার। মোটেই অবহেলা করবেন না। আজকের একটু ভুলে ভবিষ্যতে অনেক মূল্য দিতে হতে পারে। আপনার বিনিয়োগ এবং জীবন পড়বে ঝুঁকির মুখে। তাই বাড়ি নির্মাণের আগে স্ট্রাকচারাল ইঞ্জিনিয়ার অথবা পরামর্শক প্রতিষ্ঠানকে নিয়োগ দিন।

২। বাড়ি তৈরির পূর্বে মাটি পরীক্ষা (সয়েল টেস্ট) করে নিয়েছেন কি? অবশ্যই ভাল প্রতিষ্ঠান থেকে দক্ষ জিওটেক ইঞ্জিনিয়ার দ্বারা মূল্যায়ন করিয়ে নিবেন। অনেকের মধ্য এই কাজটির মারাত্মক রকমের অবহেলা এবং টাকা বাঁচানোর প্রবনতা দেখা যায়। দয়া করে এমনটি কখনই করবেন না। মাটি পরীক্ষা অত্যন্ত গুরুত্বপূর্ণ ব্যপার। মাটি পরীক্ষার পূর্বে অবশ্যই আপনার সিভিল ইঞ্জিনিয়ার অথবা স্ট্রাকচারাল ইঞ্জিনিয়ারের সাথে কথা বলে নিন। কারণ আপনার ভবনের উচ্চতার সাথে কত গভীরতায় বোরিং করতে হবে তা উনি আপনাকে বলে দিবেন।

৩। বাড়ি তৈরির সময় একজন সুপারভিশন ইঞ্জিনিয়ার রাখবেন, যাতে কাজের মান ভালভাবে এবং ড্রয়িং অনুযায়ী কাজটি সম্পূর্ণ হয়। কাজটাকে খুব নগন্য মনে হলেও, এটা জরুরি। আসুন একটা উদাহরণ দেই। আপনার বাড়ির কাজ করবার সময় কোনো কারনবশত একটা কলাম কিংবা বীম ঢালাইয়ের সময় আপনি উপস্থিত ছিলেন না। বা কংক্রিট মিক্সারে পানি বেশি কমের কারণে একটা ভুল হলো যা আপনার কাছে খুব ছোট বিষয়। কিন্তু আপনি কি জানেন ওই বীম বা কলামটি ভালভাবে ঢালাই না হলেও বিল্ডিংয়ের নিজস্ব ওজনে তা দাঁড়িয়ে থাকবে? অনেক বিল্ডিং দাঁড়িয়ে আছেও। কিন্তু বড় ধরনের ঝাঁকুনি নেয়ার মত শক্তি তার নেই। ভূমিকম্পে ঠিক ওই অংশে প্রথম ভাঙ্গন ধরবে। এটা হিসেব করে বলে দেয়া যায়।

৪। দক্ষ মিস্ত্রি নিন, যাদের আগে কাজের অভিজ্ঞতা আছে।

৫। ‘সেফটি ফাস্ট’। কথাটা মোটেই অমূলক নয়। কর্মী এবং প্রতিবেশীর জান, মাল নিরাপদ রাখা আপনার দায়িত্ব যতক্ষণ পর্যন্ত আপনার স্থাপনার কাজ শেষ না হচ্ছে।

৬। রড কিনেছেন? শুধু দামি কোম্পানি দেখে নয় কিংবা টাকা বাঁচানোর জন্য সস্তা রড কিনবেন না। বরং দেখুন গুনগত মান। আপনি যে গ্রেড (৪০,৬০,৭৫) এর রড কিনছেন দোকানি কি সব রড ঠিক গ্রেড এবং একই কোম্পানির দিয়েছে কিনা এটা নিশ্চিত করুন। একবার মিলিয়ে নিন আপনার ডিজাইনে কোন গ্রেডের রডের কথা বলা আছে।

৭। আরেকটি গুরুত্বপূর্ণ উপাদান সিমেন্ট। আমাদের দেশে তুলনামুলক ভাবে সিমেন্টের মান ভাল। তবুও কেনার পূর্বে টেস্ট রিপোর্ট দেখে নিতে পারেন। প্রয়োজনে আপনার স্ট্রাকচারাল ইঞ্জিনিয়ারের সাথে পরামর্শ করে নিন। এটা কিনে আনার পর শুকনো জায়গায় রাখুন যাতে পানি না লাগে। কাজের পূর্বে সিমেন্ট খুলে যদি দেখেন সিমেন্ট জমাট বেধে আছে তাহলে তা পরিবর্তন করুন। কোনো ঝুঁকি নেবেন না। ঢালাই জাতীয় কাজে তো মোটেই না।

৮। বালি দানাটা দেখে কিনুন। যাতে বালির এফ এম(FM= Fineness Modulus ) ঠিক থাকে। কাজের পূর্বে চালনি দিয়ে চেলে নিন যাতে ময়লা না থাকে।

৯। খোয়া (পাথর, ইটের) সে আপনি যাই দিন, কেনার সময় অবশ্য দেখে কিনুন পরিষ্কার এবং ভাল মানের খোয়া। ব্যবহারের পূর্বে পানি দিয়ে ভিজিয়ে নিন।

১০। ঢালাইয়ের কাজ শেষ হবার পর কিউরিং করুন। বিশেষ করে কলাম, বীম, ছাদ। প্রয়োজনে চটের মুড়িয়ে নিন, যেন পানি অনেকক্ষণ ধরে রাখতে পারে। এতে সিমেন্টের জমাট ভালভাবে ধরবে। পানি কম দিলে হালকা চুলের মত ফাটল দেখা দিবে এবং কংক্রিট তার সঠিক শক্তি পাবে না।

১১। ভূমিকম্প নিয়ে আতংকিত হবেন না, যা করার বাড়ি নির্মাণের আগে করুন। ছোট আকারের বিল্ডিংটি বাঁচান আর বড় বিল্ডিংয়ের মানুষগুলোকে বাঁচান। আশাকরি বুঝতে পেরেছেন। সঠিক ডিজাইন মেনে এবং সঠিক পরিমাণের রড, বালি, কংক্রিট আপনি ব্যবহার করেন ঝুঁকিমুক্ত। তবে হ্যাঁ, প্রকৃতির উপর কিছু করার ক্ষমতা আপনার আমার কারোরই নেই।

তবুও আপনি একটু নজর রাখুন, কলাম, বীম, গ্রেড বীমের রড় বাধার সময়, রিং রড় গুলো, সোজা রড়, ল্যপিং রড় গুলো ঠিক করে দিয়েছে কিনা। বীম, কলামের জয়েন্টে ইংরেজী “ল” এর মত রডগুলো দিয়েছে কিনা। অনেক সময়ই দেখা যায় কলামগুলো একেবারে ঢালাই দিয়ে দিচ্ছে এটা কখনই করবেন না। আপনার বিল্ডিংয়ের কলাম দুর্বল হলে কিন্তু কিছুই একে ধ্বসে পড়া থেকে আটকাতে পারবে না। প্রয়োজনে আপনার স্ট্রাকচারাল ইঞ্জিনিয়ারের সাথে পরামর্শ করে নিন।

শেষকথাঅনেক কষ্টের অর্থ বিনিয়োগ করে বিল্ডিং বা যে কোন স্থাপনা করার পূর্বে এই বিষয় গুলো খেয়াল করবেন। উন্নত বিশ্বের মত আমরা একটা উন্নত সভ্যতা পেতে হলে আমাদের স্থাপনাগুলোকেও সুন্দর, মজবুত টেকসই এবং বহুমুখী ব্যবহারের উপযোগী হতে হবে। পৃথিবীর যেকোন দেশের দিকেই তাকান সুন্দর, সুশৃঙ্খল, মজবুত ও উন্নত স্থাপনাতেই তারা বিনিয়োগ করেছে। সেখানে আপনার বিনিয়োগটি হোক আমাদের ছোট দেশের নিরাপদ ও উন্নত বিনিয়োগ। ছোট ছোট সবার প্রচেষ্টা মিলিয়েই আমাদের দেশ ভবিষ্যৎ উন্নত বাংলাদেশ।
